The viewing went well. Nobody agreed what happens next.

A buyer walks the property, likes it, says they will think about it, and the agent has no idea whether that was politeness or interest.

First, the obvious

Agents are not going to fill in another system.

They do not. Calls are collected the way they already happen, and what comes back is three things to fix this week, in their own words, from their own conversations.

How many of last week’s viewings ended with a date in the calendar?

Sunday evening, and nobody knows which buyers are still warm

Fourteen agents ran sixty viewings this week. Some buyers left with a date, most left with a polite sentence. On Monday the pipeline shows the same thing for both.

A viewing happens once. The buyer who left without a date rarely comes back on their own.

What changes

The viewing that ended without a next step

Every conversation where nobody agreed a date, ranked by how warm the buyer sounded before it ended.

What the buyer actually objected to

Price, timing, the commute, the neighbours: counted across the week, in the words they used.

The new agent works like the good one

The objection that stops your best agent for two seconds stops a new one for the whole call. They rehearse it before the viewing, not on it.

How it works on your conversations

01/04

See which buyers are still worth a call today

Every viewing that ended without a date is pulled out of the week and ordered by what the property is worth against how warm the buyer sounded before they left. Each one opens into the moment the second appointment was never asked for, and the message to send is already written. The viewings that went quiet, ranked by how likely the buyer is to come back.

This week

Eleven of nineteen. Not everything comes back, and the screen does not pretend it does.

Why it is worth saving

She asked about the payment schedule twice and said the start date was the only thing stopping her. Nobody answered either question before the call ended.

23:12I am interested, I just need to understand how the schedule works before September.

A ready letter to send

Hi Nadia, thanks again for Tuesday. You asked how the schedule works if you start in September, and I did not answer it properly on the call. Here it is in two lines, and if it works for you I can hold a place until Friday.

02/04

Count what buyers actually hesitate about

Price, the commute, the school, the works needed, the chain. Each one arrives with how often buyers raised it this month and how often your agents answered it properly. The gap between those two numbers is the viewings that ended politely. What stopped buyers this month, and how often your agents handled it.

What stops your buyers

Every objection heard this quarter, and how often the team actually got past it.

«Before we go further, how does this work if we start mid-quarter?»

Forty per cent worked out means sixty per cent of interest quietly went nowhere.

03/04

Hand the agent the sentence for next time

A task here is never a note saying “improve closing”. It carries the moment it came from, why it cost the appointment, and the exact sentence to use instead, ready to read on a phone in a car between two viewings. The moment the date was never asked for, and the words to use at the next viewing.

Agree the next step before hanging up

31. Next step agreed out loud

Where it comes from: the coaching plan for July 27 – August 2

Take off

Why exactly this

Calls that end with a named date reach the next stage far more often than calls that end on “I’ll send something over”. Across your team this one item is worth +14 points on getting to the next step.

How it goes now

The call ends on “I’ll send you something and we’ll be in touch”. Nobody names a day. The buyer agrees, because agreeing to nothing is easy, and the deal quietly goes cold.

How it should go

Before hanging up the rep names a day, a time and who calls whom, then waits for the buyer to say it back. The step exists only once both people have said it out loud.

How to do it

  1. 1Two minutes before the end, stop presenting and say you want to agree the next step.
  2. 2Offer two specific times instead of asking when it would be convenient.
  3. 3Say who calls whom, so nobody waits for the other side.
  4. 4Ask the buyer to repeat the date back, and write it down while still on the call.

Ready-made phrases · Copy before the next call

  • “Before we finish, shall we put the next conversation in the calendar? I have Thursday at 11 or Friday after 3. Which works better for you?”

  • “So that this does not get lost: I call you on Thursday at 11 on this number. Does that work?”

  • “Let me repeat what we agreed, and correct me if I got it wrong: on Thursday I send the breakdown, on Friday we go through it together.”

04/04

Rehearse the price objection before the viewing

The objection that stops your best agent for two seconds stops a new one for the whole conversation. New agents practise it out loud against a buyer who hesitates and pushes back, as many times as it takes, before a real family hears the answer. The objection your agents meet at every viewing, rehearsed before it costs one.

Built for how a property team actually works

The second viewing
The one number that predicts the sale. Every conversation is read for whether a date was agreed out loud, and by whom.
Agents on the move
Calls happen from a car between appointments. What comes back is three things for the week, readable on a phone.
Buyer and vendor calls
Winning an instruction and selling a property are different conversations. Each gets its own standard.
Weekend peaks
Sixty viewings land between Friday and Sunday. All of them are read by Monday morning, not the six somebody sampled.
Off-plan and long chains
A purchase decided over four months carries several conversations. The one where interest dropped is marked while the buyer is still reachable.

What happens, and when

  1. Week one

Every viewing of the past month is read. You see which ones ended without a date, and what was said instead.

  2. Month one

Each agent gets three things to fix, from their own viewings. The share ending with a second appointment starts moving.

  3. Quarter one

New agents rehearse the price objection before their first viewing, not during it.
